Delivering reduced operational carbon emissions and improved affordability of heating for residents
CDMM (UK) were appointed as Mechanical, Electrical and Low Carbon Consultants for Phases 1 and 2 of the Blar Mor development, part of a wider mixed-use masterplan incorporating a new hospital, a STEM college campus, and approximately 250 residential units. Delivered by Highland Council it at the time represented the largest affordable housing development in the Highlands since the 1980s, providing a diverse mix of housing types including flatted, semi-detached and detached homes ranging from 1 to 4 bedrooms. The development secured £10.9 million in Scottish Government funding through the mainstream housing programme and the Low Carbon Infrastructure Transition Programme (LCITP). CDMM led the LCITP application process on behalf of Highland Council, helping to secure additional funding to support low-carbon innovation within the project. This enabled the integration of advanced energy systems, including heat battery storage technology combined with air source heat pumps and photovoltaic panels. These solutions contribute directly to Highland Council’s Climate Emergency objectives, delivering reduced operational carbon emissions and improved affordability of heating for residents. CDMM’s approach focused on delivering practical, future-ready low-carbon solutions that balance sustainability, cost-effectiveness, and long-term operational performance across a large-scale residential development.
