Client: Highland Council Services: Mechanical, Electrical & Low Carbon Consultancy CDMM (UK) were appointed as Mechanical, Electrical and Low Carbon Consultants for the redevelopment of Union Court, a landmark city centre regeneration project combining commercial and residential uses within a Category A listed building. The development comprises six new retail units at ground floor level, activating Union Street and Baron Taylor’s Street to create a vibrant focal point within the historic streetscape. The upper floors of the four storey building provide 53 new apartments for long-term rental, delivered through Highland Council and Highland Housing Alliance to address the demand for city centre housing. Working within the constraints of a highly sensitive listed structure, CDMM designed fully integrated mechanical and electrical services including above ground drainage, domestic services, low temperature hot water (LTHW) heating systems, efficient ventilation strategies, and intelligent building controls. A key project challenge was achieving stringent energy performance targets within the constraints of a Category A listed building. CDMM undertook a detailed options appraisal process, ultimately developing a solution incorporating quantum heating technology and thermal battery storage, supported by an extensive photovoltaic array to reduce operational carbon and energy demand. The final design balances heritage sensitivity with modern performance requirements, delivering a low-carbon, future-proofed mixed-use development in the heart of Inverness.
