Client: Highland Council / ARK Estates Services: Mechanical, Electrical & Low Carbon Consultancy CDMM were appointed as Mechanical, Electrical and Low Carbon Consultants for the Raining Stairs flatted development in Inverness, a challenging regeneration project delivering 16 social housing apartments on a constrained and steeply sloping city centre site. The site, long vacant, was identified by ARK Estates as a valuable opportunity to provide much needed affordable housing for Highland Council, the Scottish Government, and Highland Housing Alliance. The development required a highly coordinated design approach to overcome significant spatial and logistical constraints within a dense urban environment. CDMM delivered fully integrated mechanical and electrical services, including above ground drainage, domestic hot and cold water systems, low temperature hot water (LTHW) heating, compliant ventilation strategies, and intelligent control systems to support efficient operation and occupant comfort. Electrical services included low voltage distribution, energy efficient LED lighting, small power systems, fire detection and alarm systems, and telecommunications/data infrastructure, all carefully designed to suit the restricted site conditions. Through close collaboration with the design team and client, and a highly coordinated approach to services integration, the project was successfully delivered to the satisfaction of all stakeholders. The development was recognised with the Inside Housing Development Award for Best Residential Development in that year, highlighting its success as a high quality, well executed urban regeneration scheme.
