Services: Mechanical, Electrical & Low Carbon Consultancy CDMM were appointed as Mechanical, Electrical and Low Carbon Consultants for the 5-star Ness Walk Hotel in Inverness, comprising a high-quality refurbishment and new-build extension within a sensitive conservation area, including a Category B listed building. The project required a carefully considered approach to balance heritage constraints with the demands of a modern luxury hotel. CDMM developed and delivered fully coordinated M&E designs, integrating high-performance building services in a manner that respected the architectural integrity of the existing structure. The hotel features full air conditioning and mechanical ventilation systems, alongside a bespoke lighting design that enhances both guest experience and key architectural features. All services were discreetly incorporated to preserve the character of the building while achieving contemporary standards of comfort and efficiency. Working closely with the wider design team, including architects and interior designers, CDMM ensured seamless coordination throughout. The project was delivered within a tightly controlled budget, with a strong emphasis on value engineering and cost management. CDMM’s collaborative and solutions-focused approach supported the successful transformation of a sensitive historic site into a high-end hospitality destination, combining heritage, performance, and guest comfort.
