CDMM provided Mechanical, Electrical and Low Carbon consultancy services for the Kingsmills Garden Rooms in Inverness. A unique, innovative, eco-friendly hotel accommodation development delivered within the grounds of the established Kingsmills Hotel. The project formed part of one of the first commercial ventures by Carbon Dynamic, utilising a modern method of construction approach. CDMM developed the building services design to align with an offsite manufacturing strategy, with units constructed in a controlled factory environment before delivery and rapid installation on site. This approach enabled exceptional levels of insulation and airtightness, significantly enhancing energy performance while minimising disruption within the live luxury hotel setting. Reduced on-site programme duration was a key benefit, ensuring minimal impact on ongoing operations and guest experience. Each unit is heated via high efficiency air source heat pumps, delivering a low carbon, energy efficient solution aligned with the project’s sustainability goals. CDMM worked closely with the manufacturer and project team to ensure seamless integration of services within the modular units, demonstrating a forward-thinking approach to modern construction, energy efficiency, and hospitality design.
