Client: NHS Highland Services: Energy Modelling, Building Performance Analysis, Decarbonisation Strategy Support CDMM (UK) were commissioned by NHS Highland to undertake a detailed energy planning and performance analysis study for Raigmore Hospital, the principal acute healthcare facility serving the Highlands of Scotland, located in Inverness. As a key regional hospital, Raigmore represents a significant component of NHS Highland’s estate carbon footprint. The study was therefore aligned with wider NHS Scotland net zero and decarbonisation objectives, providing a strategic evidence base to support long-term energy reduction and transition planning. The hospital, constructed primarily in the 1970s and extending over 35,000m², is largely served by oil-fired steam boilers and legacy building services infrastructure. CDMM developed a detailed understanding of the existing estate through comprehensive on-site surveys, assessing building fabric, plant, lighting systems, ventilation strategies, heating distribution networks, and spatial layouts. This data was used to develop a dynamic thermal model of the hospital using IES VE software, enabling robust simulation of energy performance across a range of operational conditions and retrofit scenarios. The model provided NHS Highland with a powerful decision-making tool to benchmark current energy consumption against real-time operational data and to evaluate the impact of potential decarbonisation measures. This included analysis of fabric improvements, system upgrades, and future low-carbon heat strategies. A key focus of the study was the assessment of external wall insulation to the main tower block as part of a wider energy reduction strategy. While modelling demonstrated meaningful reductions in heat demand, it also identified potential summertime overheating risks, ensuring that both energy and environmental performance were considered in tandem. The outputs provide NHS Highland with a structured, evidence-based roadmap to support net zero planning, enabling informed investment decisions, phased decarbonisation pathways, and future energy infrastructure upgrades across one of Scotland’s most important healthcare assets.
